The job in one line: a growing ceiling stain in a Doncaster lounge room traced 4 metres across the roof cavity to a valley iron that had rusted through from the underside, replaced over two dry days without a single new leak since. The lesson: the stain is where water ends up, almost never where it gets in.
The call came on a wet Tuesday in autumn. The owner had a brown stain spreading on the lounge room ceiling and a quote from another outfit to "seal the roof" above it. Something about that did not sit right with her, so she wanted a second opinion. Good instinct, as it turned out, because the roof directly above that stain was fine.
Finding the real entry point
Water on a ceiling tells you where it landed, not where it came in. Up in the roof cavity with a torch, the trail was easy to read once you knew to look uphill: a dark tide mark along the side of a rafter, running up and across toward the valley between the main roof and the rear extension. The entry point was a full 4 metres from the stain. Water had been getting in at the valley, running the rafter like a gutter, and dropping off at a nail head above the lounge.
On the roof, the valley looked tired but intact from above. That is the trap with valleys. This one was original galvanised steel, fifty-odd years old, and it had rusted through from the underside, where years of damp leaf mulch had sat against the metal. From the top you saw surface rust; from underneath, daylight.
Why valleys fail quietly
A valley is the metal channel where two roof planes meet, and it carries more water per metre than any other part of the roof. On Melbourne's older tile roofs the valleys are galvanised steel with a service life of 30 to 50 years, which means a huge number of them are past due right now. Leaf litter holds moisture against the metal, the zinc coating gives out, and the steel rusts from the hidden side. The first symptom most owners see is a ceiling stain years after the rust started.
The fix, step by step
Lift the tile courses either side of the valley and stack them for re-use (the tiles themselves were sound concrete, no need to replace)
Pull the old valley iron and clear decades of silt and leaf compost off the valley boards
Check the boards and sarking underneath, and replace the short water-damaged section of sarking near the entry point
Fit the new Colorbond steel valley with proper laps and edge turnover
Re-lay the tiles with correct overhang into the valley, and re-point the hip caps disturbed by the work
Two dry days, start to finish. Inside, the insulation above the lounge was replaced where it had been soaking, and the ceiling got a stain sealer and repaint from her painter once it had fully dried out. The other quote, sealing the tiles above the stain, would have fixed nothing and hidden the evidence.
What it cost, honestly
Valley replacements are quoted by length and access, and this one came in at the lower end of typical because the pitch was walkable and the valley was a single straight run.
