Common Colorbond and metal roof problems
Colorbond is a great roof, but nothing lasts forever. Over the years the factory coating breaks down, the colour fades and chalks, and once the surface is exposed the metal starts to rust, especially around screws and laps. On a recent Glen Waverley job the protective coating had broken down and left the roof exposed, so we pressure washed it back, treated the rust, primed it and put two coats of colour membrane on. Good as new, without the cost of a new roof.
Faded, chalky or patchy colour
Surface rust, especially around screws and seams
Leaking or loose roofing screws
Failed sealant at laps and penetrations
A roof that just looks tired and old
Our Colorbond restoration process
We treat metal roofs differently to tile, because they need the right prep to hold a coating:
Pressure wash the roof with our Jetblaster 3,500 PSI system to strip off loose coating and dirt
Treat and prime any rust with a rust converter and metal primer
Replace or reseal leaking screws and laps
Apply two coats of protective colour membrane in your chosen colour
The result is a sealed, re-coloured roof backed by our 10-year product guarantee and 7-year workmanship warranty. If a section is too far gone, we can repair or replace just that part rather than the whole roof.
Repair, restore or replace your Colorbond roof?
Which one you need comes down to how far the coating and metal have gone.
| Repair | Restoration | Replacement | |
|---|---|---|---|
| Best for | A leak, a few screws, one section | Faded colour and surface rust across the roof | Extensive rust or holes through the sheets |
| What we do | Fix the specific problem | Wash, rust-treat, prime and re-coat | New Colorbond sheets |
| Adds to roof life | Fixes the issue | Many years of protection | 20+ years |

Colorbond roofing FAQs
Can you restore a Colorbond roof instead of replacing it?
In most cases, yes. If the metal is sound and it is mainly the coating that has failed, we can wash it back, treat any rust, prime it and re-coat it for a fraction of a replacement.
Do you fix leaking roof screws?
Yes. Leaking or loose screws are one of the most common causes of metal roof leaks. We replace or reseal them as part of a repair or restoration.
How long does a Colorbond re-coat last?
A properly prepped and re-coated roof gives you many years of protection and is backed by our 10-year product guarantee.
Can I change the colour of my roof?
Absolutely. Re-coating lets you match the existing colour or go with something new. A lighter colour can also help keep the house cooler.
Are you a Colorbond accredited installer?
We are experienced Colorbond and metal roofers and use genuine BlueScope Colorbond products, and I have completed the Dulux AcraTex roof coating course. I keep our claims to what we can back up.
