Essendon's period roof restoration team

Essendon is one of Melbourne's established inner north-west suburbs, and it shows in the rooflines. A lot of the homes here are Edwardian, Federation and Californian bungalow, built through the early 1900s to the 1930s, and most still wear their original terracotta tile. Those tiles are tough and can last a century, but the mortar bedding and pointing that holds the ridge caps on does not last anywhere near as long. By the time a roof has seen 80 or 90 Essendon winters, that pointing has usually cracked and started letting water in.

Because Essendon sits close to the Maribyrnong and has plenty of established trees, we also see a lot of algae and moss on the shaded southern faces, and gutters that clog with leaf litter. These homes are worth looking after properly, so I take a careful, sympathetic approach rather than a rip-and-replace one.

A real Essendon job

The Essendon roof we recently restored

The owners of a period home here called me about consistent leaks and a roof that had gone green with algae. Up top, the ridge-cap pointing had perished right across the roof and water was tracking in through the gaps. We pressure washed the whole roof, gave it a chemical treatment to kill the algae and moss, then re-pointed every ridge cap with flexible pointing that moves with the roof instead of cracking again. With a fresh coat over the top, it went from tired and leaking to watertight and sharp.

What we see

Common roof problems on Essendon's period homes

On the older terracotta roofs around Essendon, these are the issues that come up again and again:

  • Perished lime-mortar pointing on early-1900s terracotta ridge caps (the usual cause of leaks here)

  • Algae and moss on shaded, tree-lined streets, especially the southern faces near the river

  • Cracked or slipped Marseille-pattern terracotta tiles after storms

  • Rusted valley irons letting water into the roof space

  • Decorative ridge capping and terracotta finials that have worked loose over the decades

  • Gutters and downpipes overwhelmed by leaf litter from established trees

Most of these are fixable without touching the field tiles themselves, which is what makes a restoration such good value on an Essendon roof.

I had a small leak that only showed in certain rain. Ryan came out a few times and after our last heavy rain he found it and fixed it at a very good price. Great to deal with a tradesman who replies and turns up on time.

Very pleased with Assured Roofing. Really reassuring to have someone find the problem quickly after four other firms missed it but quoted for a whole roof restoration.

FAQ

Essendon roof restoration FAQs

How much does a roof restoration cost in Essendon?

For a typical Essendon home (a standard tile roof around 180 to 220mยฒ) a full restoration usually runs between $4,000 and $7,500. That covers the clean, re-bed and re-point, minor repairs, primer and three coats of membrane. Every roof is quoted free after an inspection.

Do you restore heritage and period terracotta roofs?

Yes. Most period homes in Essendon have terracotta or concrete tile roofs, and those are exactly what I restore. I re-point, replace cracked tiles and recoat them sympathetically so the roof stays true to the house. If your home has a slate roof, that is a specialist trade of its own and I would point you to a slate roofer, but for terracotta and concrete tile you are in the right place.

My roof only leaks in heavy rain, do I need a full restoration?

Not always. If the tiles are sound and it is only the pointing or a valley that has let go, a targeted repair will often fix the leak on its own. I will tell you honestly which one your roof needs rather than push you into a full job you do not need yet.

Should I restore or replace my Essendon roof?

If the tiles are sound and it is mainly the pointing, colour and a few repairs that are needed, restoration is the smart choice and a fraction of the cost. If the tiles are cracking across the whole roof, a replacement makes more sense. A free inspection sorts it out.

Which areas near Essendon do you cover?

As well as Essendon, we regularly work in Moonee Ponds, Aberfeldie, Strathmore, Niddrie, Ascot Vale and Airport West. If you are nearby and not sure, give me a call.
