Melbourne's most common roof problems (and what actually causes them)

The roof problems Melbourne homes get most, what our weather genuinely does to a roof (backed by BOM and Insurance Council data), which suburbs and house types get which, and how each one is fixed.

Melbourne's most common roof problems

Quick answer: the roof problems I see most on Melbourne homes are cracked ridge pointing, leaks, cracked or slipped tiles, moss, rusted valleys, blocked gutters, and on metal roofs, rust and loose fasteners. Almost none are random. They are what Melbourne's weather (wet winters, big temperature swings, spring and summer storms, hail and hard UV) does to the roofs we have here.

I have spent more than 20 years on Melbourne roofs, and the honest thing about "common roof problems" is that they are common for a reason.

I see the same handful over and over, in a fairly predictable order, and they track the weather and the housing almost exactly. A 1960s concrete tile roof in Glen Waverley fails differently to an Edwardian terracotta roof in Kew, but both are driven by the same forces: rain, heat, cold, wind and sun.

So before the list, here is what our weather is actually doing up there. Once you get that, every problem below makes sense.

What Melbourne's weather actually does to your roof

Melbourne is genuinely hard on roofs, and there is public data behind that.

The Bureau of Meteorology records about 578 mm of rain a year at its Melbourne (Olympic Park) station, spread across a lot of separate rain days rather than a few big dumps. So our roofs spend much of the year going damp and drying out again.

Summers are hot (the January mean daily maximum is about 26.8 degrees, and a roof surface in full sun runs far hotter than the air), and winters are cold. The whole roof expands and contracts every day and across every season.

Then there is the wild side of it. The Insurance Council of Australia counted $12.3 billion in insured extreme-weather losses across Australia in just three years (January 2020 to November 2022), from 787,984 claims. One in 25 adult Australians made a claim in that window.

Storms and hail are a huge share of that. The January 2020 hailstorms, which hit Melbourne's east hardest before running up into NSW and the ACT, drove about $1.68 billion in insured losses across 132,205 claims on their own. The Australian Disaster Resilience Knowledge Hub records Glen Iris, Warrandyte, Malvern East and Templestowe as the worst hit when that storm swept through just after 4pm, with roughly a third of claims from Victoria.

Your roof is the part of the house standing between all of that and your ceiling. Here is how each force turns into a problem you can actually see:

Now the problems themselves, roughly in the order I run into them.

1. Cracked and perished ridge pointing

If I could only warn you about one thing, it would be this.

Ridge capping is the row of tiles running along the top ridges and hips of a tiled roof, held on with a bed of mortar and sealed with pointing. The old rigid cement pointing cannot cope with Melbourne's daily expansion and contraction, so it cracks, water gets in, and eventually chunks fall out and the caps work loose.

It is behind more leaks than anything else I see.

The fix repoint with flexible pointing (we use products like Point Protect and Star Point) that moves with the roof instead of cracking, or rebed if the mortar underneath has gone too. Full detail in my guide to what ridge capping is and when it needs repointing.

DIY check from the ground with binoculars, look for cracked mortar along the ridge lines and bits of it in the gutters after wind.

Call someone when you can see gaps in the mortar, or there is any ceiling stain near the top of the house.

2. A leaking roof and ceiling stains

This is the problem everyone actually notices, usually as a brown stain on the ceiling or a drip during the first big storm of the season.

The tricky part: roof water runs along timbers and sarking before it drops, so the stain often shows up well away from the real entry point.

In Melbourne the usual culprits are cracked pointing, a rusted valley, a failed flashing, or a blocked gutter backing water up under the tiles. Tracing it properly is a process, which is why I wrote a separate guide on how to fix a leaking roof.

Urgency high. A slow leak rots timber and grows mould long before it drips. Get a roof repair onto it early.

3. Cracked, chipped and slipped tiles

Individual tiles crack from hail, from careless footfall, from a falling branch, or simply from age and thermal stress. Others slip out of line when the pointing or the batten holding them lets go, especially after storm-season wind.

A single cracked tile is a small job on its own. But every one is a direct hole into your roof, so they do not stay small problems for long.

DIY check after a storm, look along the roof lines from the ground for tiles that are out of alignment, darker (wet) patches, or obvious breaks.

The fix replace the broken tiles and re-seat the slipped ones, ideally before the next downpour.

4. Fretting and porous tiles

This one is pure Melbourne wet-and-dry.

Older concrete tiles were made with a coloured cement surface that slowly wears away, and terracotta can craze and go porous with age. Once the surface is gone, the tile drinks up water instead of shedding it: a heavier, damper roof, faster moss, and brittle tiles.

"Fretting" is that surface crumbling away, and you often see it as gritty residue in the gutters. It is one of the clear signs a tile roof needs restoring.

The fix a full roof restoration (clean, repair, re-point, then re-coat) re-seals the surface and adds years of life. If the tiles are cracking right across the roof, that tips into a replacement.

5. Moss, lichen and algae

Green or black growth, worst on the cooler, shaded south side of the roof and anywhere tree cover keeps things damp, like the leafy east and the foothills around Ringwood and Bayswater. Melbourne's long run of damp rain days is perfect for it.

Moss is not just ugly. It holds water against the tiles, grows into the joints and lifts them, and speeds up fretting.

The fix a proper pressure clean (ours runs a 3,500 PSI Jetblaster) strips it back, and a restoration coat slows it returning. Here is how to clean roof tiles safely.

Do not attack it with a hardware-store pressure washer from a ladder. That is how people crack tiles and fall off roofs.

6. Rusted valleys (the hidden leak)

Valleys are the metal channels where two roof faces meet and funnel water to the gutter.

On older Melbourne homes they are often galvanised steel that has quietly rusted through under decades of constant water and tree litter. Because they sit under the tiles, you cannot see them failing until the ceiling below gets wet. This is one of the most common hidden leaks I get called to.

The fix lift the tiles, replace the valley with new Colorbond, then re-bed and re-point.

Urgency high once it is leaking, and worth checking proactively on any roof over about 30 years old.

7. Blocked and overflowing gutters (and rotted fascia)

The least glamorous problem, and the one that causes the most secondary damage.

Melbourne's tree litter and steady rain fill gutters, water backs up under the tiles and into the eaves, and the trapped wet debris rots the fascia timber and rusts the gutter from the inside. Left long enough, a cheap gutter clean becomes a fascia-and-gutter replacement plus a ceiling repair.

The fix clean them at least twice a year, more under gum trees, and replace guttering that has rusted or sagged. Full detail in how often you should clean your gutters.

Good to know if you are on the bushland fringe, the CFA lists clearing gutters as a standard summer fire-prep step.

8. A sagging roofline

When the straight line of the ridge or the roof plane starts to dip or wave, something structural is going on underneath.

Usually it is undersized or ageing timbers, water damage to battens and rafters from a long-running leak, or the sheer weight of a roof that has soaked up water because its tiles are porous. A sag is normally the roof telling you a smaller problem has been running long enough to affect the structure.

Urgency have it inspected promptly. This is not one to watch and wait on.

The fix it depends entirely on the cause, from re-battening a section through to a re-roof, so it starts with a proper inspection rather than a guess.

9. Flashing failures

Flashings are the metal seals where the roof meets something else: a chimney, a wall, a skylight, a vent or a meter box.

They take a beating from thermal movement and storm-season wind, and old mortar-bedded or silicone-sealed flashings crack, lift and let water track straight in at the join. Because they sit at awkward junctions, flashing leaks are easy to misdiagnose.

The fix re-flash the junction properly with new metal, rather than smearing more sealant over a failed one, which only ever buys a season.

10. Colorbond and metal roof problems

Metal roofs are excellent, but they have their own Melbourne failure modes.

Rust starts at scratches, cut edges and around fasteners, and it is faster in the bayside suburbs where salt air accelerates corrosion.

Loose or backed-out fasteners are classic thermal-movement damage: decades of the sheets expanding and contracting slowly work screws loose and perish the rubber washers. Every loose screw is a potential leak.

Chalking and fading is the coating breaking down under UV.

The fix rust treatment, re-fastening with new screws and washers, and a Colorbond roof restoration recoat where the finish has gone. Genuine Colorbond steel handles our conditions well, but no metal roof is fit-and-forget for 40 years.

11. Storm and wind damage

Melbourne's spring and summer storm season lifts and tears at anything not firmly held. It slides tiles, peels back ridge caps with failed pointing, tears flashings and, in the worst cases, lifts whole sheets of metal roofing.

The insurance data above shows the scale of it, and storm damage is one of the most common reasons Melburnians claim on home insurance.

After a storm do a ground-level check of your roof lines for slipped or missing tiles and displaced caps, and get anything obvious sorted before the next front. If damage is significant, a written report from a roofer helps an insurance claim.

12. Hail damage

Hail is the violent one. As the January 2020 event showed, a single Melbourne hailstorm can crack thousands of tiles and dent metal roofs across whole suburbs in twenty minutes.

On tiles it cracks and chips; on Colorbond it dents and can bruise the coating so rust starts later; on an aged coated roof it can shatter the brittle surface.

The catch hail damage is often not obvious from the ground, so after a serious storm it is worth having the roof checked properly, both to stop future leaks and to document damage while a claim is still open.

13. Faded, chalky roof coating

Every coated roof dulls over the years under Melbourne UV.

When a metal or previously-restored roof goes chalky (a powdery film that comes off on your hand) and washed-out, that is the coating breaking down and no longer shedding water and UV the way it should. It is cosmetic at first and protective later, because once the coating is gone the material underneath is exposed.

14. Pests in the roof (possums and birds)

A very Melbourne problem.

Broken tiles, lifted caps and gaps at the eaves let possums, birds and rodents into the roof cavity, where they nest, block gutters with debris, and foul the timber and sarking. The animals are a symptom: they get in because the roof already has a gap.

The fix find and close the entry points (replace broken tiles, re-seat caps, screen gaps) as part of general repairs. Sealing the roof keeps them out far better than trapping, because if the hole is still there, the next one just moves in.

Which Melbourne homes get which problems

Because the problems track the housing, you can often predict a roof's issues from the suburb and the era it was built. This is roughly what I expect to find:

  • 1960s and 70s brick-veneer with concrete tile roofs (much of the middle and outer east and south-east, like Doncaster, Mount Waverley and Glen Waverley): perished cement pointing, fretting concrete tiles, and rusted galvanised valleys reaching the end of their life all at once.

  • Edwardian and Victorian terracotta (inner suburbs like Kew, Hawthorn, Camberwell and Brunswick): slipped and cracked terracotta tiles, very old pointing, and tired flashings around chimneys.

  • Bayside metal and Colorbond (Brighton, Sandringham and along the coast): salt-accelerated rust and fastener corrosion.

  • Leafy east and the foothills (around Ringwood and Bayswater): moss on shaded faces, blocked gutters and tree litter packing the valleys.

  • 1990s and 2000s estate homes (Rowville, Mulgrave, Wheelers Hill): roofs hitting the age where the original coating and pointing are due their first restoration.

How often should you check your roof?

Twice a year is the sweet spot for a Melbourne roof, and the timing matters.

Check in autumn, once the deciduous trees have dropped, so nothing sits wet in the gutters all winter. Then check in early spring, before the Bureau of Meteorology storm season builds through spring and summer, so you find the loose caps and cracked tiles before the first big blow does.

DIY check most of these are ground-level with binoculars. Look along the ridge and hip lines, the valleys, the gutters, and the general straightness of the roof.

When to DIY-check versus call a roofer

Checking your roof from the ground is smart and safe, and I encourage it. Getting up onto it yourself usually is not.

Melbourne roofs are often steep, brittle with age and slippery with moss, and more people are hurt falling off ladders and roofs at home than you would think. Walking a tile roof also cracks tiles if you do not know where to step.

So do the ground-level looking yourself, clear a single-storey gutter only if you have safe, footed ladder access and someone holding it, and call a roofer for anything that needs you on the roof, anything leaking, or anything you are unsure about. The bottom line

Almost every common Melbourne roof problem is the weather doing its slow work on the materials up there, and almost every one is cheaper to fix early than late.

A cracked bit of pointing is a small job. The rotted timber and ruined ceiling it causes two winters later is not.
