Roof Restoration & Repairs Surrey Hills

Surrey Hills land was once described as "very suitable for suburban villa residences", and by 1892 most of it had been subdivided for housing. It's also the suburb where we've done the most work: 35 roof repairs and 14 full roof restorations since 2021, as at September 2026.

You can still read that history on the roofs. Edwardian villas and interwar bungalows line the streets, many still under the terracotta tiles they were built with, and post-war homes and newer rebuilds fill the gaps. Terracotta can last a century. The mortar holding the ridge caps on doesn't, and neither do valley irons and gutters. That's where most leaks on roofs like these start.

Then there are the trees. Surrey Hills is short on big parks but long on tree-lined streets, and those canopies drop leaves into gutters and valleys all year. A blocked valley pushes water sideways under the tiles and into the ceiling, often a long way from where the stain shows up.

On Edwardian, interwar and post-war tile roofs like the ones around Surrey Hills, these are the faults that turn into leaks:

• Ridge caps with cracked or missing mortar that rock loose in the wind and let rain in at the joints

• Valley irons rusted through, or packed with leaves so water spills over the edges and under the tiles

• Cracked or slipped terracotta tiles, often from a falling branch or someone walking the roof

• Gutters and box gutters overflowing into the eaves, and downpipes blocked at the bend

• Failed flashings around chimneys and where an extension joins the original roof

• Moss and lichen on shady faces, holding water against the tiles

Nearly all of these are repairs, not a new roof. I show you photos of what I find, fix what needs fixing and leave the rest alone.

A leak doesn't automatically mean a restoration. If the tiles are sound and the trouble is one ridge, one valley or one run of gutter, I fix that and nothing else.

It tips over into a restoration when the problems are everywhere at once: pointing breaking up on most ridges, tiles faded or porous, moss across whole faces. At that point one visit that sorts the lot costs less than patching it every winter.

A full restoration takes 4 to 5 days, and you don't need to be home for most of it. I reply to every enquiry within 24 hours, but I'm usually booked about a month ahead, so it pays to get a slow leak looked at before it turns into a ceiling job.
