Roof Restoration & Repairs Burwood

Burwood got its name in 1879, but most of its streets were built in the two decades after the Second World War, when detached brick veneer homes were the norm. As at September 2026, we've completed 18 roof repairs and 6 full roof restorations in Burwood since 2021.

Those homes went up with concrete or terracotta tile roofs, and tiles from that era often outlast everything around them. What gives out is everything holding them together and keeping them dry: the ridge-cap mortar, the valley irons, the gutters and, on concrete tiles, the surface coating that stops them soaking up water.

On post-war brick veneer homes with tiled roofs, these are the usual failures:

• Ridge-cap mortar cracked and falling out, so caps work loose and let rain in at the joins

• Concrete tiles that have lost their surface coat, soak up water, grow moss and look blotchy

• Valley irons rusted along the edges where leaves sit and hold moisture

• Gutters rusted at the joins, sagging, or spilling over the front in heavy rain

• Cracked tiles around antennas, solar panels and wherever tradies have walked

• On 1960s and 70s decramastic roofs, stone chips washing off and rust starting underneath

None of these means the roof is finished. Most come right with repairs or a restoration, and I'll show you photos of what I find before you decide anything.

Here's how I weigh it up on a roof this age:

• Repair it when the roof is mostly sound and the trouble is in one place, like a ridge line, a valley or a few cracked tiles.

• Restore it when the pointing has perished right across the roof and the tiles have faded or turned porous but are still solid. A restoration adds around 12 to 15 years and takes 4 to 5 days.

• Replace it when tiles are cracking all over or the battens underneath have failed. A new roof lasts 20 to 25 years or more, and it's the point where some owners switch from tile to Colorbond.
