Roof Restoration & Repairs Taylors Lakes

Taylors Lakes was treated as part of Sydenham until it was settled in the 1970s and 1980s, and by the mid-1990s it was largely built out. Since 2021 we've completed 15 full roof restorations here, as at September 2026. No suburb has had more from us.

The name comes from the ponds and the large Taylors Dam on Taylors Creek, now joined by a linear park. Much of the suburb was built as big family homes, which the Encyclopedia of Melbourne describes as "many extremely substantial houses".

Roofs from the 1980s and 90s are reaching the stage where the original coating has faded, the pointing is cracking and moss is getting a hold. The tiles themselves are usually fine. That's exactly what a restoration is for, and on a big roof it lifts the look of the whole house.

On the big 1980s and 90s homes around the lakes, these are the usual signs:

• The original tile coating faded, chalky and patchy, especially on north and west faces

• Ridge pointing cracking or coming away in pieces

• Moss and lichen on shaded faces and around the gutters

• Concrete tiles turning porous, so they hold water after rain

• Gutters and valleys filling with debris and starting to rust

• A few cracked tiles from ladders, antennas or solar installs

None of this means a new roof. It means the roof is due for a restoration, and on a big home that's the best-value way to bring it back.
