Roof Restoration & Repairs South Melbourne

South Melbourne began as Emerald Hill, where an 1852 survey led to the auction of subdivided lots, and it boomed right through the Victorian era. As at September 2026, our South Melbourne jobs since 2021 come to 5 full roof restorations and 1 roof repair.

Iron has been part of the roofline from the start: by 1855 there were nearly 100 portable buildings here, some of them prefabricated iron houses. Today the housing is still mostly Victorian terraces and semis, with flats mixed in, including the 1960s Housing Commission towers. On a terrace the roof often sits behind a parapet, so problems go unseen until water shows up inside.

Several Heritage Overlay precincts cover South Melbourne streets, including Emerald Hill Residential (HO440). Repairs that keep the roof looking the same generally need no permit; painting a surface that has never been painted does. My Malvern page explains the rules in more detail.

On Victorian terraces and semis, these are the problems that turn into leaks:

• Rust on old corrugated iron, especially at the laps and around nail holes

• Loose or lifting sheets, and nails that have backed out over the years

• Parapet and chimney flashings that have cracked or pulled away

• Leaks along the line where one terrace's roof meets the next

• Gutters at the rear clogged or rusted through

• Tile roofs on later homes with perished ridge pointing

An iron roof that is rusting but still sound can usually be restored rather than replaced. I'll tell you which yours is.

Terraces are tight: narrow frontages, shared walls and often no side access. I supply my own safety rail system, and we plan access together before the job starts, including anything that touches a neighbour's side.
