Point Cook: young roofs on open ground by the bay

Point Cook is the birthplace of Australian military aviation (1913) and of the RAAF (1921), but the suburb's development began in the late 1990s. As at September 2026, we've done 6 full roof restorations and 2 roof repairs in Point Cook since 2021.

Estates went up quickly from there, including Sanctuary Lakes, built where much of the old salt works was re-landscaped. So Point Cook's roofs range from brand new to about 25 years old.

Being on the bay has a downside. The 1857 Point Cook homestead still has conifer windbreaks planted for wind protection, and the wind is still here. It works at ridge caps, lifts loose tiles and drives rain under anything that is not sealed.

What wears first on a Point Cook roof

On homes from the late 1990s onwards, these are the first things to go:

  • Tile coatings fading and chalking, especially on north and west faces

  • Ridge pointing cracking where the wind works at the caps

  • Tiles lifted or cracked after strong gusts

  • Sealant around flashings, skylights and solar mounts drying out

  • Gutters and valleys collecting debris blown in off open ground

  • On metal roofs, faded paint and the first spots of corrosion near the bay

Most of my Point Cook work has been full restorations. Younger roofs often just need a few repairs and a check.

Roof age

Is a Point Cook roof too new to restore?

Not always. Factory coatings on concrete tiles wear off over time, faster on sunny, exposed sites. Once the colour has gone patchy and the pointing is cracking, it's worth a look, even on a roof of 20 years or so.

If your roof is younger than that and looks fine, a clean and a few repairs may be all it needs. I'll tell you honestly which camp it's in, and I won't sell you a restoration you don't need.

My roof is only 15 years old. Does it need anything?

Maybe just a check. Look for faded tiles, cracked pointing on the ridges or tiles that have moved after a windy spell. If it looks sound, a clean and a few small repairs may be all it needs.

What will a restoration cost me in Point Cook?
