Keilor East sits high above the Maribyrnong, with 1960s homes and bigger 70s and 80s houses across the rise. It's a short drive from our base in St Albans, and I'm on every job myself.
Keilor East was subdivided as the City View Estate in 1955, and the houses followed about ten years later. Our Keilor East jobs since 2021: 4 full roof restorations and 2 roof repairs, as at September 2026.
An earlier plan came first: Walter Burley Griffin's Milleara Estate went on sale in 1927 across what is now Keilor East and Avondale Heights. Today the streets run from 1960s weatherboard and brick veneer homes to much bigger houses from the 1970s and 80s.
The suburb sits on high ground overlooking Essendon, and since 1994 the railway line has split it between Brimbank and Moonee Valley councils. Being up high means more wind on the roof, which is hard on old ridge pointing and loose tiles.

On 1960s to 80s homes up on the rise, here's what tends to go wrong:
Ridge pointing cracked and loose after decades of wind
Concrete tiles faded and porous, with moss where the sun doesn't reach
Tiles slipped or lifted after strong gusts
Rusted valley irons and gutters on older homes
Leaks around chimneys and where extensions join the house
Decramastic roofs on some 60s and 70s homes losing their stone chips
Full restorations account for most of my Keilor East work, because on roofs this old everything tends to need doing together. If a repair is enough, that's what I'll quote.
Bigger 1970s and 80s homes tend to have long, complicated rooflines: hips, valleys and a lot of ridge line. More ridges means more pointing to fail, and more valleys means more places for leaves to collect.
A restoration on a roof like that takes a little longer and costs more than on a simple roof, but the steps are the same: clean, re-bed and re-point, repair, prime and coat. The result is a roof that looks new and is sealed for years.

02We pressure wash the roof, re-bed and re-point the ridge caps with flexible pointing, replace broken tiles and sort out valleys and flashings.
03We prime the roof and roll on three coats of Globalcoat or Shieldcoat membrane in your colour, backed by a 10-year guarantee.

Allow $4,000 to $7,500 for an average 180 to 220mยฒ tile roof. Big 70s and 80s homes usually cost more because of their size and rooflines.
