Roof Restoration & Repairs Hampton

Hampton started out as a beach resort with market gardens behind it, and the 1930s saw marked growth as those gardens were subdivided. Our count here since 2021 is 10 roof repairs and 5 full roof restorations, as at September 2026.

Before that boom, the War Service Homes Commission had already built 300 homes here after the First World War. So a lot of Hampton houses are 90 years old or more, bungalows and interwar homes, with post-war houses and newer rebuilds in between.

Hampton's foreshore runs from Picnic Point to Brighton Beach, and being that close to Port Phillip Bay means gutters, valley irons and flashings rust faster than they would further inland.

On 1920s to 1950s homes this close to the bay, these are the usual problems:

• Gutters rusting from the inside out, then leaking at the joins and brackets

• Valley irons and flashings with rust creeping in from the edges

• Ridge-cap mortar cracked after decades of wind off the water

• Cracked or slipped tiles on older roofs

• Leaks where a rebuild or extension joins the original house

• Blocked downpipes and gutters after storms

Most are repairs. Catching rust early is far cheaper than replacing a whole gutter run.

You don't need a ladder for these. Do them each spring and after any big storm off the bay:

1. Rust streaks or holes along the gutters, especially at the joins.

2. Gutters sagging, or spilling over the front in heavy rain.

3. Gaps or cracks along the ridge line where the caps meet.

4. Tiles sitting out of line, or pieces of tile on the ground.

5. New brown stains on the ceiling or cornices inside.
